Good afternoon,

I wanted to bring to your attention some incidents of which I have recently become aware.  None of the incidents have occurred in the Northeastern District, but residents should be on the lookout for the following:

Suspects are knocking on residence doors offering free COVID facemasks.  If the occupant opens the door they are attacked.  Please be vigilant, utilize doorbell cameras to screen visitors if possible, and only open the door if you are sure there is not a threat.  If you see suspicious activity please call 911 immediately.  Again, there have been no incidents reported in the NED. As more information becomes available, I will be sure to update.

The AHC Front Office will reopen on Wednesday, 1/5/2022 after disinfecting due to Covid. For the safety of our employees and leaseholders, we will strictly follow the Baltimore City CDC guidelines. No more than four people at a time will be allowed in the AHC office lobby.  You are required to wear a mask and distance six feet apart.  The office staff will continue to take credit card payments over the phone or payments in the night deposit box for your safety and convenience. A notice will also be posted on the office door.

Thank you to everyone who expressed their sympathy to the family and friends of Ralph Thomas Cox Sr.. Due to COVID-19 there are no current plans for a memorial.  You are welcome to to reach out to his wife, Patti Crites Cox through facebook messenger or request her address to send a card.  Additional donations can also be made to the American Heart Association in his name.

CHRISTMAS LIGHTS- Christmas lights can be only on from Thanksgiving Day and no later than January 15th.  Leaseholders/renters burning lights outside of these dates may be brought to a Special Closed Board Meeting, assessed a fine, and if they continue to do so be found in default of their leasehold agreement.

Armistead Homes Corporation, herein after referred to as AHC, we a housing development that operates on a non profit basis consisting of 1512 homes situated on 164 acres of land in northeast Baltimore City.  Through a cooperative effort, AHC enables individuals and families, to fulfill their housing needs in comfortable, pleasant surroundings at relatively low cost.  The housing project was originally built by the federal government for housing defense workers at the start of World War II.  AHC was founded in 1956 and the homes and the property were purchased from the government.  The mortgage was paid off in 1976.

Membership in the Corporation is gained by purchasing the right of perpetual use of an AHC dwelling.  The member buys a certificate of membership which entitles him/her to the remainder of the 1st 99-year renewable leasehold agreement with an option to renew a 2nd 99 renewable lease.  The leasehold agreement provide rights to use the particular dwelling to live in and the use of the land that the dwelling sits upon.  At the same time the member receives a share in the land and holdings of AHC as a whole, with no one person owning any land or buildings.  The buildings and dwellings are not owned by any individual, but by AHC.  Each dwelling is allotted ground for use as a yard, subject to the rules and regulations of AHC.
