Baltimore City bulk trash drop off center is located at 6101 Bowleys Lane, (410) 396-9950. The Citizens Convenience centers are exclusively for use by Baltimore City residents with valid ID.

Baltimore City Dump does not allow Mattresses and/or Box Springs. They must be taken to the Baltimore County Dump.

BULK TRASH WENT UP IN VOLUME AS WELL AS COST!!!

Leaseholders,

 

On Friday, July 28, 2023, Armistead Homes Corporation sent out notice of an increase in Operating Charges to all Leaseholders. All leaseholders will receive the same increase, which is 4% of your current operating charge and it will be effective September 1, 2023. The notice explains the reason for the increase and lists your current operating charge as well as the increased amount. The intent was to separate the notices in such a way that would ensure ALL leaseholders received proper notice of their increase amount and the date it would be effective.

The letters were put in the following order…

1 Bedroom, 2 Bedroom, 3 Bedroom, 4 Bedroom              BRICK

1 Bedroom, 2 Bedroom, 3 Bedroom, 4 Bedroom             SHINGLE

1 Bedroom, 2 Bedroom, 3 Bedroom, 4 Bedroom             CINDERBLOCK

And CONVERSIONS

If you have not received your notice or feel you have received an incorrect notice, please feel free to contact the office.

Grounds Committee Report for May, 2023

The Grounds Committee is Active

21 houses were written up – 11 have been completed and 9 are in the process of being completed.

2 illegal pools – 1 is now compliant and the other is in the process of completing paperwork.

Roten Bait stations are available at the Maintenance Department & Baltimore City 311.

Each Leaseholder must call the Maintenance Department to get a bait box put in Your Yard. You can also call in before every Wednesday for a Refill on your Bait Box only

There are over 500 Bait Stations placed throughout the Community.

CHRISTMAS LIGHTS- Christmas lights can be only on from Thanksgiving Day and no later than January 15th.  Leaseholders/renters burning lights outside of these dates may be brought to a Special Closed Board Meeting, assessed a fine, and if they continue to do so be found in default of their leasehold agreement.

Armistead Homes Corporation, herein after referred to as AHC, we a housing development that operates on a non profit basis consisting of 1512 homes situated on 164 acres of land in northeast Baltimore City.  Through a cooperative effort, AHC enables individuals and families, to fulfill their housing needs in comfortable, pleasant surroundings at relatively low cost.  The housing project was originally built by the federal government for housing defense workers at the start of World War II.  AHC was founded in 1956 and the homes and the property were purchased from the government.  The mortgage was paid off in 1976.

Membership in the Corporation is gained by purchasing the right of perpetual use of an AHC dwelling.  The member buys a certificate of membership which entitles him/her to the remainder of the 1st 99-year renewable leasehold agreement with an option to renew a 2nd 99 renewable lease.  The leasehold agreement provide rights to use the particular dwelling to live in and the use of the land that the dwelling sits upon.  At the same time the member receives a share in the land and holdings of AHC as a whole, with no one person owning any land or buildings.  The buildings and dwellings are not owned by any individual, but by AHC.  Each dwelling is allotted ground for use as a yard, subject to the rules and regulations of AHC.
